Privacy Policy

This Privacy Policy explains how DatabrosFTW LLC (“DatabrosFTW,” “we,” “us,” or “our”), the company behind the Forge property-management platform (“Forge,” the “Service”), collects, uses, shares, and protects information when you visit forgepm.ai, use the Service, or otherwise interact with us. By using the Service you agree to this Policy.
1. Who this Policy covers
Forge serves professional property-management companies and the property owners and residents they invite. Property-management companies are the “controllers” of the resident and owner data they enter into Forge; for that data we act as a “processor” on their behalf and process it under our agreement with them. This Policy describes our own practices as a business; if you are a resident or owner, the company that manages your property may also have its own privacy practices.
2. Information we collect
- Account & identity — name, email address, and authentication details when you create an account or sign in (including via Google). Authentication is handled by our provider Clerk.
- Company & portfolio data — information you enter to operate your business, such as properties, units, leases, owners, residents, maintenance requests, and documents.
- Payment information — when you subscribe or collect rent, payments are processed by Stripe. We do not store full card or bank numbers; we receive limited details such as the last four digits, card brand, and transaction status.
- Usage & device data — pages viewed, features used, approximate location derived from IP address, browser and device type, and similar analytics, collected through cookies and similar technologies.
- Diagnostics — error and performance data to keep the Service reliable.
- Communications — messages you send us and demo or contact requests you submit.
3. How we use information
- Provide, operate, secure, and improve the Service;
- Authenticate users and protect against fraud and abuse;
- Process per-unit subscription billing and facilitate rent payments through Stripe;
- Power Forge’s AI features (for example maintenance triage, delinquency-risk scoring, and lead drafting). Relevant task data is sent to our AI provider, Anthropic, to generate a result; it is not used to train third-party models;
- Respond to your requests and send service, security, and transactional messages;
- Measure marketing performance and, where permitted, show you relevant ads (see Section 6);
- Comply with law and enforce our Terms.
4. Cookies & similar technologies
We and our service providers use cookies, local storage, and similar technologies to keep you signed in, remember preferences, measure traffic, and understand how the Service and our marketing perform. You can control cookies through your browser settings; blocking some cookies may affect how the Service works.
5. Service providers we share data with
We share information with vendors who process it on our behalf, under contract, only to provide their service to us:
- Clerk — authentication and user management;
- Stripe — subscription billing and rent payment processing;
- Google — sign-in (OAuth), analytics, and advertising;
- Anthropic — AI processing of task-specific data;
- PostHog — product analytics;
- Sentry — error and performance monitoring;
- SendGrid — transactional email delivery;
- Amazon Web Services — cloud hosting and document storage;
- Hosting and infrastructure providers that run the Service.
We do not sell your personal information. We may disclose information to comply with law, enforce our agreements, or protect the rights, safety, and property of Forge, our users, or the public, and in connection with a merger, acquisition, or sale of assets.
6. Advertising & Google
We advertise Forge online, including through Google Ads. Third-party vendors, including Google, use cookies to serve ads based on your prior visits to forgepm.ai and other websites, and we use their tools to measure and improve our campaigns (including conversion measurement and remarketing). Google’s use of advertising cookies enables it and its partners to serve ads to you based on your visits to our and other sites.
You can opt out of personalized advertising:

7. Data retention
We keep personal information for as long as needed to provide the Service, comply with legal obligations, resolve disputes, and enforce our agreements. When you close an account, we delete or de-identify your personal information within a reasonable period, except where retention is required by law or for legitimate business purposes such as financial records.
8. Security
We use technical and organizational measures to protect information, including encryption in transit, role-based access controls, and tenant isolation so each company’s data is logically separated. No method of transmission or storage is perfectly secure, and we cannot guarantee absolute security.
9. Your rights & choices
Depending on where you live, you may have rights to access, correct, delete, or port your personal information, and to opt out of certain processing. Residents of Colorado (under the Colorado Privacy Act) and California (under the CCPA/CPRA), among others, have these rights. We do not sell personal information or use it for cross-context behavioral advertising in a way that requires a sale opt-out, but you may still exercise the rights above. To make a request, email us at the address in Section 13. You may also manage marketing emails using the unsubscribe link in any message.
10. Children
The Service is intended for businesses and adults. It is not directed to children under 18, and we do not knowingly collect personal information from them. If you believe a child has provided us information, contact us and we will delete it.
11. International users
Forge is operated from the United States and our providers may process information in the U.S. and other countries. By using the Service you understand your information may be transferred to and processed in the United States.
12. Changes to this Policy
We may update this Policy from time to time. When we do, we will revise the “Effective” date above and, for material changes, provide additional notice where appropriate. Your continued use of the Service after an update means you accept the revised Policy.
